Now it's all very well having a vision - but there's nothing more satisfying than seeing it on paper. Prior to approaching the planning department or approving the quote we need to create some plans. We work with a great team of in-house architects offering all the necessary drawings to attain planning approval, producing a full; comprehensive specification incorporating 2D and 3D design.
Once the drawings are complete they will be handed to the council’s planning department. Following your consultation, you are not confined to this design. Any minor changes to the drawings will be made free of charge.
Not all property developments require planning permission however, we will take great care to check with local council planning departments, whether your new development requires permission. Additionally, we will complete an evaluation of your project needs and seek permission to adopt the most suitable route to take, in order obtain approval. Some extensions do not need a full planning submission.
Working in tandem with the architect to ensure a thorough consultation, we will apply on your behalf and liaise with the relevant departments to ensure the application is dealt with as promptly as possible.
Building regulations cover the building logistics of your project, whereas planning regulations refer to the look of your construction/extension. Building regulations require all aspects of structural changes to be detailed.
HT Development work with highly qualified structural engineers who will assess your project and provide all relevant structural calculations. Rafters, beams, joints, whatever structural changes you need, we will be able to undertake the required procedures.
You will need a Buildings Regulation Certificate which confirms that all works have been carried out in accordance with required regulations. The building control officer from the local council will check building work in the borough to ensure reasonable standards of construction, as well as health and safety for people in and around buildings. Building control officers will visit your site at various stages during the development to ensure that the works are being carried out to the required standard.
You can use the council’s officer or a privately registered one.
Party Wall Agreement
